What are garbage disposals designed for?
Small amounts of leftover food from your plate such as any small amount of carrot peelings, tomato chunks, and strawberry stems.

What should not go down the garbage disposal?

Anything that isn’t biodegradable food and/or items like plastic, metal, cigarettes, animal bones, hamburger, cooking oil or grease, eggshells, potato skins, rice or pasta, corncobs, seafood shells or shrimp. These items can easily clog your disposal even in small quantities.

What items can I store in my utility closet?

Only the water heater and furnace should occupy your utility closet(s). Other items stored here may prevent our staff from completing maintenance-related tasks and they may be hazardous to the equipment.

Why do I have partial power in my apartment?

You may need to check the breaker or the GFI outlet in your apartment. Every resident has their own breaker box and every outlet within four feet of a water source should have a GFI outlet. The GFI outlets are the ones with the buttons on them to reset the outlet. If you have partial power, try checking out your breaker and GFI reset buttons to make sure everything is ok!

What do I do if I come home late at night and I’m locked out?

You can call us using the emergency maintenance line at any hour of the day or night for help. The fee for a lock out is $25 and this fee will be charged to your resident ledger.

Can I call someone if there is an emergency in my apartment?

Yes, please call 911 first for any life-threatening emergencies such a fire or domestic disturbance. Then call our emergency maintenance staff for help or for any non-life-threatening emergencies. We are happy to help for those times when you are not sure if something is an emergency.

What is considered an emergency maintenance request?

Emergency requests include any non-contained leaks, non-functioning toilets (if it is your only toilet), a/c or heat not working during hot/cold temperatures, smoke detector beeping, security breach, total loss of power, flood, broken window, someone parked in your assigned spot (please identify your spot number, the car description, and if there is a tag in the car), non-functioning refrigerator, building entry door not functioning, or frozen/broken pipe.

Can I submit an emergency request online?

Please submit all requests by calling our office during the day or leaving a message with the property's direct line. We do not receive the online requests submitted after hours until the following business day.

Who should I call if my neighbors are noisy?

The office or maintenance staff is happy to handle any concerns regarding noise that can be handled without police intervention. For any loud arguments, excessive music, partying, etc., please contact the police. You may call 911 for life-threatening situations or the non-emergency police line for any other concerns.

Should I turn off my a/c or heat when I leave town?

Our staff suggests lowering the heat or increasing the a/c by 2-3 degrees instead of shutting it off completely so that the equipment runs more efficiently. Please do not turn off your heat during very cold months so that you do not come home to a frozen pipe!

The holiday season is a time of cheer and getting together with those who matter most. No matter how you celebrate the holidays, decorating your apartment home can help you get in the holiday spirit and make your home a cozy winter wonderland. When it comes to decorating your apartment home, it may take some adapting and figuring out the best way to use your space. But don’t fret, we have some great suggestions.

If you want your own Christmas tree…the beautiful thing about living in a smaller space is that less is more, so you don’t need to break the bank on a 12-ft. monster-size tree. Instead, find a tree that fits your space. It’s easier to set up and tear down so you have more time to decorate other areas of your home.

Looking for a classy but subtle look? Add white and gold accents around your home. A new set of accent towels for the kitchen and bathrooms, soap dishes, or picture frames are good places to start. You could also buy large apothecary jars or another kind of clear container and fill with whatever goes best with your home’s look. Need inspiration? Think tinsel, ornaments, garland, string lights, gold accents, pinecones, or faux snow.

You may not have the opportunity to go full blown Griswald Family Christmas on decorations for the outside of your apartment home, but that just gives you more opportunity to bring the outside, in. Hang string lights on your walls and at night you’ll have extra ambiance for the season. You could also hang holiday wreaths on the inside of your doors so you can enjoy the greenery and liven up your everyday décor.

Want to hang stockings but don’t have a fireplace? No problem. You could hang the stockings from a wall coat rack, a curtain rod, a stair railing, or even just on an open wall!

Regardless of how much space you have, the holidays are supposed to be a time focused on getting together with friends and family and making memories to last a lifetime. We want you to make your holiday hosting the best it can be, so read on for some Thanksgiving tips!

Get creative and make use of every square foot of your home’s counter and floor space. Depending on how many people you plan to host, strategically planning ahead of time and re-arranging your home will allow you to live out the “more the merrier” lifestyle.

  1. Hang string lights and decorations rather than focusing on an elaborate center piece. By freeing up your table and counter top space, you can serve more food and drinks while keeping festive. Hint: Hang a festive Autumn wreath inside your home as a simple way to set the tone for the season.
  2. Instead of worrying about ironing a table cloth that will inevitably get dirty, buy craft or butchers paper and decorate however you choose. Great for kids and adult doodlers, plus you can use this to label any food that’s sensitive for dietary restrictions.
  3. Seems simple, but try to prepare as many meals ahead of time as possible. It also doesn’t hurt to require guests to bring their own side dishes while you’re in charge of the main course. Once guests arrive, you won’t want to be running around still cooking pies!
  4. Clear your floor space and designate an area for guest’s personal items. If furniture can be moved to your bedroom, clear it out so you can have optimal space for entertaining.

As tailgating season comes into full swing, we have some hacks for you to ensure your tailgate time goes smoothly. So, whether you’re a football fanatic, worship hockey, or you’re just along for the ride…check out our tailgating tips!
  1. Fill up water bottles and freeze them the night before. Use these as makeshift ice packs, and when they melt you can drink the water! Cooler space is sacred so don’t waste it.
  2. Buy a helium balloon or invest in getting your team’s flag. Fly these high and proud so friends can find your spot with ease.
  3. Serving potato salad or coleslaw? Set it out in a decorative bowl. No one will know you bought it from the grocery store that morning.
  4. Supplies that will help in a bind: toilet paper, duct tape, permanent marker, hand sanitizer.
  5. Make your own Bloody Mary bar or deck out your hotdogs with lots of toppings. Use a 6-pack cardboard container to carry all of your sauces.
  6. Walking Tacos are a hit for all ages. Cook beef with taco seasoning the night before, heat it up however you choose the day of, and set out all the toppings people could want. Set up is simple, so it’s a win-win situation.
